A Self-Managed Super Fund (SMSF) is a superannuation fund controlled by the individual investor. It provides flexibility to the investor and allows them to choose their investment types.

Lending to an SMSF is available via a ‘Limited Recourse Borrowing Arrangement’ which is a complex process and it is important that the Trustees of the Fund receive appropriate financial, structuring, investment and legal advice from qualified professionals.

We are currently able to source funding for qualifying SMSFs from seven financial institutions.

Please note: the process of lending to an SMSF is more complex than regular investment loans and we need to make sure that each SMSF is able to borrow within the current trust structure.

Can I borrow in my SMSF?
Yes you can if you meet the banks’ requirements for minimum balances, regular contributions, etc.
What’s the maximum I can borrow in my SMSF?
Currently banks lend up to a maximum 70% loan to valuation ratio. You must also be able to service the loan from within your SMSF.
What sort of property should I purchase inside my SMSF?
The individual has full discretion as to which property they purchase. Ultimately the investment performance of the property should be the highest priority. There are specific guidelines on property types that an SMSF can/cannot purchase.

Banks will also restrict property purchases inside an SMSF. The distinguishing features are lower LVRs, higher pricing, more stringent servicing requirements. Banks will also insist that the SMSF have at least 10% of total assets of the fund invested in liquid assets (such as cash or equities).

Don’t borrow too much.
Keep some funds in your SMSF for emergencies.
Seek pre-approval before you start looking. So you know how much you have to spend.
As there are few lenders that provide this product prepare to pay up to 1.5% more than a comparable home loan.
Make sure that you’ve been contributing regularly to the SMSF to demonstrate your ability to service the proposed debt.
